Marketing Your Home

In the first few weeks . . . that your home is listed, I'm rolling out a substantial marketing program.

During this time . . . I'm promoting your home on the Multiple Listing Service, on the H. Pearce website, on this website and as a featured listing on Realtor.com. These outlets are particularly important because of the large numbers of buyers who search for property on the internet.

An email brochure . . . is created and sent to all H. Pearce Sales Associates and other influential buyer's agents in Connecticut.

Your home will get immediate exposure . . . in the New Haven Register Sunday Real Estate ads, in other appropriate local papers and The Real Estate Book.

My aim is to bring your home . . . to the attention of as many potential buyers as possible within the first three weeks it's on the market. The initial media blitz is complemented by the placing of a For Sale sign on the property (17% of buyers respond to a sign), an Open House promoted by a prominent ad in Sunday newspapers and mailings to area residents. A house that is properly priced . . . will probably get its best offers during this initial period. If offers are not forthcoming or there are just a handful of showings in the first three weeks, a planned price reduction may be in order

This should be part of any strategy for marketing your home.

It refreshes your listing on the Multiple Listing Service and sends the message that you're serious about selling the property.

A second Open House . . . will be scheduled to coincide with the announcement of the price change. We will have determined the amount of this price drop at the time you set your listing price and, ideally, agreed on its timing. It should be nearly automatic.
