Just prior to the closing . . . the buyer does a final walk-through of the house to confirm that it's in suitable condition. If everything's in order, the buyer then usually proceeds to the location chosen for the closing and begins signing mortgage documents. You and your attorney can arrive somewhat later.

Your attorney will have prepared . . . the deed, a statement of your proceeds after payoff of your mortgage and assorted tax reporting forms. When you've signed the deed and your signature has been witnessed, the property is conveyed to its new owner and you receive a check from your attorney.

It is possible for you to sign all documents in advance so that you do not have to attend the closing.
