Selling a Home

Sellers - Why I Should Be Your Realtor®

My market tracking and analysis . . . provide an objective, realistic picture of the selling environment you'll be in:

Is it a Buyers' Market, Sellers' Market or is it relatively balanced?

The Comparative Market Analysis (CMA) . . . I prepare for you will tell you what I believe will be the most probable sale price of your home. It may also give you a range of pricing options.

I advise you on pricing . . . but ultimately the decision on your listing price is yours.

I meet with you . . . to discuss my evaluation of the readiness of your home for the market and how its condition affects the price you're likely to get for it.

I advise you . . . on ways to make your home look its best.

I list your home . . . on the statewide Multiple Listing Service (MLS). Buyers' agents throughout Connecticut will have access to photographs and detailed information about your property.

I draw on years of experience . . . in communications to create custom marketing materials for your home: professional photographs, expertly designed brochures and flyers, postcards for mass mailing and web pages.

Your property will be advertised . . . in local media outlets and promoted extensively on the internet. All my listings receive featured presentation on Realtor.com and HPearce.com as well as top level postings on Craigslist. Properties priced at $750,000 and above get exclusive exposure on Luxury Homes.com.

Early in the listing process . . . I hold Open Houses for both brokers and buyers. As the property gets the attention of prospective buyers, I manage showings to suit your schedule and give you regular feedback from the agents who view your home.

I present all offers to you . . . and am available to advise you on the strengths and weaknesses of competing bids for the property

When we have a signed contract . . . with a qualified buyer, I stay on top of the transaction, attending the home inspection, communicating with the buyer's agent and your attorney to make sure that the buyer's mortgage application is moving forward and that the transaction will close on time
